Understanding Hilton Timeshare Resale Ownership

There are two types of HGVC vacation ownership products currently available on the resale market: HGVC Points - deeded Vacation Points thats are exchangeable within the Hilton Grand Vacations Club resort network; and Hilton Grand Vacation timeshares - deeded usage weeks at a home resort. The main difference between between buying either of these products on the resale market versus directly from the resort is that they are not eligible for the Hilton Elite Club program; however, most owners find that the cost-savings provided by buying resale outweigh this one exclusion.

Hilton Grand Vacations Points:
Hilton Grand Vacations Club is a points-based reservation and exchange system. Members purchase a deeded, floating interval at the resort of their choice, and for each usage year they receive an annual allotment of Vacation Points ("Club Points") that is determined based on the popularity of their home resort, the size of their unit and the season (weeks that fall into each season vary by resort.) These points can then be used to reserve vacations in a number of ways.

Members can use their Points to reserve a traditional one-week interval at their home resort or any of the other HGVC Resorts, or they can break up their Points to book shorter stays such as weekend getaways. Moreover, because Club Points values for units vary by resort and destination, owners can sometimes use their HGVC Points to reserve larger units in a better season at another resort. Conversely, by reserving a smaller unit in a less popular season, owners can turn their week's worth of Points at their home resort into a two-week getaway at another Hilton Resort without having to pay additional costs.

Reserving weeks or shorter stays within the Hilton Grand Vacations system is on a first-come, first-served basis as follows:

• Home Resort Season Reservations - During this period, members enjoy priority reservations at their Home Resort. Reserve your interval up to one year in advance of the home season (or as early as 15 months in advance of your check-in date).
• Club Season Reservations - During this period, Hilton Vacations Club members can reserve any size unit at any resort in the network for any period of time (3 day minimum) with any check-in date. This type of reservation can be made as early as nine months prior to the desired check-in date.
• Open Seasons Reservations - Accommodations can be reserved from 30 days before the desired check-in date up to the day before check-in (two night minimum). Members can also rent empty units at special rates not available to the public during this period.

Members of the Hilton Grand Vacations Club timeshare resort network can also borrow Points from the following usage year (at no additional cost) in order to hand-tailor more luxurious vacations. Similarly, you can also bank your Points to use in the future. And unlike other vacation clubs, HGVC offers a Rescue Points program to its members. If you forget to apply to bank your Points before the deadline, you can still recover them for the following usage year for a small fee.

Better still, Hilton Vacation Points are exchangeable through RCI's network of more than 6,000 resorts.

Hilton Timeshares:
Owners who buy Hilton timeshare resales receive a deeded, fee simple interest in an interval at a specific Hilton Resort. What they do not receive is an annual allotment of Club Points based on the value of that interval. Moreover, most Hilton timeshares for sale on the resale market are fixed weeks rather than the floating weeks associated with Points.

For vacationers who prefer to visit the same destination every year, a fixed week Hilton timeshare resale can provide great savings and great convenience. Ownership enables you to enjoy resort-quality accommodations for less than the cost of staying in a hotel every year. And for those who aren't ready to buy, Hilton timeshare rentals by owner offer the same affordability and superior accommodations.

If they so choose, Hilton vacation timeshare resale owners can subsequently join the Hilton Grand Vacations Club program (and enjoy the benefits of Points) by paying a small membership transfer fee. They can also join RCI, the world's largest timeshare exchange network, and exchange their intervals in this way.
