We purchased a membership at Pueblo Bonito's Sunset Beach resort in Cabo San Lucas. If you aren't familiar with this resort, it's located just outside of town on the Pacific coast, aka Sunset Beach. It is a beautiful resort with amazing views, wonderful restaurants, excellent facilities/amenities, and courteous staff. We believe it has the best views in the area, and it is quieter than the resorts right in town. Yet it is very close to town for all the fun you want to have. We purchased a 300 Universal Points membership at Pueblo Bonito's Sunset Beach resort. This membership entitled us to 300 points per year which could be redeemed for 7 nights which gets us an ocean view Presidential Suite every year. This membership also entitles us to book and stay at any of Pueblo Bonito's resorts.

The membership entitles us to 300 Universal Points per year RTU until 2044. The RTU can be extended for another 25 years if the member wishes, provided the member is current in all payments. This will continue to be extended every 25 years for up to 100 years. Unlike traditional time shares, we do not own a specific week and/or room. There are pros and cons to this arrangement. On the downside, we do not have a guaranteed week/room and thus are subject to availability -- we must plan ahead *if* we are planning to use it over the Christmas/New Years holiday when everyone else wants to be there. But on the upside, we are not obligated to go every year and we have flexibility in our schedule/vacation plans. With this -- and this is probably the biggest upside -- we do not have to pay a mandatory annual fee. Instead, we pay an refurbishing fee every five years. This fee is paid for up until December 2029. This amount varies depending on how many universal points you have. The fee is $4.79 per point, multiplied by the number of points we redeem when we redeem them (i.e., at time of booking). The points are "use-it-or-lose-it" and will not roll over.

There is a lot of flexibility in this program. To put this in perspective, the going rate for these same rooms on the open travel market is 2.5x-3x these prices! The quality is luxurious ("5 star") and at the price we are guaranteed, it is a steal. And again, you only pay for it when you use it (book it) so it is not a "use it or lose it" time share like many of them. And all the rooms have a functioning kitchen so you can bring/prepare your own food. Or you can choose to purchase food & beverage packages from the resort. You have a lot of flexibility in this regard as well.

The membership is owned free & clear, and we will not use it in 2024 so we have 300 points on hand.
